Apply for the town planning permit at the Town Planing Department
In order to apply for this permit applicants need to submit the following information: 1) land title; 2) site plan, which indicates the plot boundaries and access; 3) Spatial plan, which indicates the position of the building and any existing buildings or any buildings to be demolish; 4) plans, sections and elevations which will show the use of the building, internal dimensions, the type of construction, and accesibility provisions; (5) relevant application form.

Apply for building permit at the Municipality of Nicosia
In order to apply for this permit applicants need to submit the following information: 1) Application Form; 2) Two sets of all drawings; 3) two copies of structural design; 4) land title; 5) site plan which indicates the plot boundaries and access; 6) Spatial plan which indicates the position of the building and all existing and proposed levels; 7) Designers Declaration; 8) Copies of certificates of award; 9) Certificates of membership from the Cyprus Scientific and Technical Chamber; 10) three extra sets of architectural drawings, one extra set of sewarage drawings and one extra set of plans and sections (to be send to the Fire Department, Sewarage Department and Electricity Authority to receive their consent). The municipality will share the application with several local agencies for clearance and approval (telecom, sewerage, public works, municipality, archeological department and fire brigade).

Apply for final approval and final inspection

Receive Final inspection
Staff from the Municipality will visit the construction. During the inspection they will verify if the construction is in compliance with the original construction plan. Inspectors will also control if the building is in compliance with security regulations. This document is necessary for the registration of the new building (update of the land title)

Update land title
Application form: a. certificate of registration (title) of the property; b. building permit with all plans and terms attached thereto; c. certificate of approval of building; d. permit for the well and plan attached thereto; e. demolition permit. This procedure is required in order to sell property and use property as collateral. This procedure can take between 8 and 6 months and sometimes up to 2 years.
